Can you hold a place before I apply?
Properties are rented on a first-come, first-served basis. We’re unable to hold a unit without a completed application and required fees. To secure your preferred rental, we recommend applying as soon as possible.

What move-in costs are required?
We require the first month’s rent, lease fee and a security deposit prior to move-in.

How old do I need to be to apply?
Applicants must be at least 18 years old or legally able to enter into a lease agreement.

Is the security deposit refundable?
Yes. The deposit is refundable, provided the lease terms are met, rent is paid in full, and the property is returned in good condition, excluding normal wear and tear.

Who needs a cosigner?
A cosigner may be required if an applicant does not meet minimum income, or rental history standards. Cosigners must qualify financially and sign a guarantor agreement or be a financially responsible party on the lease depending on the requirements for that property.

How do I apply for a property I’m interested in?
Applications can be submitted online or in person. You’ll need to provide a completed application, pay the application fee, and submit supporting documents such as income verification and identification.

How do I pay rent?
We offer several rent payment options, including an online tenant portal and traditional methods like checks or money orders, or credit cards paid at our office.

What if I want to get a pet?
Before bringing a pet into your rental, check your lease and contact management for approval. Some properties allow pets with a non-refundable pet fee, an additional deposit or monthly pet rent; others may have restrictions.

I want to move out, but my roommate wants to stay. What should I do?
If one tenant wishes to remain, they may need to requalify independently or secure an approved replacement roommate. Contact our office to discuss your specific situation and options.

What should I do when my lease is ending and I plan to move out?
Review your lease for the required notice period, typically 30 or 60 days. Submit your notice to vacate in writing before the deadline to avoid penalties.

Who pays for maintenance and repairs?
The property management team handles routine maintenance and repairs. Tenants may be responsible for any damage caused by misuse or negligence. All maintenance requests should be submitted promptly through the tenant portal or designated contact method.
